Fleas in a letting property between tenancies

An empty flat can still need pest assessment before the next tenancy. If fleas are suspected, a handover plan should include identification, preparation and checks rather than assuming a deep clean alone settles the issue.

Gather the history

Ask about previous pets, earlier sightings and treatments, keeping the information factual. Provide access to carpeted areas and rooms where animals rested. Let the contractor know about cleaning or flooring work already scheduled.

Coordinate contractors

Agree the sequence of pest work, cleaning and any floor replacement. Request written instructions on re-entry and aftercare for the chosen treatment. Keep the report with the property records and explain any remaining monitoring requirements to the incoming occupant so important follow-up is not lost at handover.

Keep handover records accessible

A property manager changing between tenancies should pass on the report, preparation sheet and any monitoring advice. An incoming tenant needs the relevant practical information, not an unsupported assurance that every pest risk has disappeared. Consistent records help later concerns be assessed against completed work.
