Bed bugs in an Edinburgh rental: coordinating access

Suspected bed bugs in a rented flat require clear communication and a property-specific assessment. Delays and conflicting preparation instructions can make a visit harder to organise.

Share factual information

Send the landlord or agent dates, affected rooms and clear photographs where possible. Describe any treatments already attempted. Avoid identifying the source from bites alone or accusing a previous occupant without evidence.

Agree the inspection arrangements

Confirm access to sleeping areas and explain residents' availability, pets and any support needs. Ask for one set of written preparation instructions once the treatment plan is agreed. In shared buildings, the inspector may recommend checking connected accommodation depending on findings. Tenancy responsibilities depend on the circumstances; the practical priority is coordinated assessment and access.

Make one preparation sheet authoritative

If an agent, tenant and contractor are communicating separately, nominate one contact to circulate the agreed instructions. Old preparation advice can conflict with a new method. Keep the current sheet with the appointment details and confirm any changes directly with the contractor.
