Bird proofing on shared buildings: getting permissions organised

Bird-proofing work on an Edinburgh block can involve communal surfaces even when the problem is noticed at one flat. Sorting out access and permissions helps the survey lead to a workable proposal.

Identify who manages the surface

Tell the factor or managing agent which balconies, ledges or roof sections are affected. Gather photographs from safe positions and note existing fittings. Avoid attaching a temporary system or disturbing nesting material before assessment.

Agree responsibilities

Ask who authorises installation, arranges access and maintains the completed system. The survey should address wildlife protections, fixing methods and any cleaning needed beforehand. Clear ownership of maintenance is particularly useful where several residents benefit from one system and no individual can safely inspect it from their flat.

Keep permission and warranty questions separate

Building approval, equipment access and installation maintenance each need their own answer. Ask the contractor who will coordinate them and what documents you should retain. This is particularly helpful where the factor authorises work but residents report defects and another company maintains the roof.
