Why expanding foam alone may not be a proofing plan

A filled gap can look tidy while still needing a more durable repair. Rodent proofing should account for gnawing, the building surface and the function of the opening, rather than relying on appearance alone.

Check what is being sealed

Identify the service, assess loose surrounding material and consider movement or moisture. Do not block ventilation or interfere with cables and pipework. Ask whether the opening is confirmed as an access route or simply a possible defect.

Choose a complete repair

Discuss appropriate materials and who will carry out the work. The finished repair may need protection and a suitable surface finish. If activity is ongoing, timing matters as well. A property-wide inspection helps avoid spending time on one visible gap while overlooking doors, roof defects or hidden shared routes.

Ask what will be inspected later

A proofing repair can need review if surrounding materials move or deteriorate. Keep photographs and the agreed scope so future checks are meaningful. Long-term maintenance should look at the condition of the whole repair rather than simply confirming that some filler remains visible.
